Project Update
1. Artesia Oasis Plaza-Artesia, CA
Artesia Oasis Plaza, a retail shopping center, was completed and
sold in 2004, anchored by Ranch 99 Market.

2. Talega Business Park-San Clemente, CA
Talega Business Park consisted of three buildings. There were
approximately 28,332 square feet and completed in late
November 2004 and all were sold in the 1st quarter of 2005.

3. Corona Medical Center-Corona, CA
Corona Medical Center consisted of 24,000 square feet with 14
condos suites. The center was completed in March 2005, and all
were sold out in July, 2005

4. Grace Court–Residential, Artesia, CA
Grace Court consisted of 12 Single Family homes ranging
between 2,100 to 2,400 square feet. It took approximately 18
months from land entitlement to completing construction. The
homes
were all sold in November, 2005.

5. Artesia Senior Housing–Artesia, CA
Artesia Senior Housing consisted of 62 Senior condominiums
ranging from 600 to 1100 square feet. The project was also one
of the best investment returns Zion has achieved to date.

6. Pico Rivera Storage-Pico Rivera,
CA                                                                              
Pico Rivera Storage consisted of approximately 109,823 net
rentable square feet of self storage units. The project turned the
traditional storage model on its head – Adjacent to Walmart, this
storage site was literally at the heart of Pico Rivera – and the
sales price reflected the choice.
1. Corona Medical Plaza, Corona, CA
Corona Medical Plaza is a 72,000 net rentable square feet
medical plaza serving most of the inland empire medical doctors,
dentists,and lab facility. For the past 7 years, the occupancy rate
has averaged 96% or better.   
                                    
2. Phillips Ranch Shopping Center, Pomona, CA
Phillip Ranch Shopping Center consists of approximately 32,000
rentable square feet retail shopping center. The anchor tenants
are Bank Of America , Starbucks & Tarbell Realty.

3. Zion Tulare Prosperity Shopping Center, Tulare, CA
Zion Tulare Prosperity Shopping Center consisted of
approximately 746,106 net rentable square feet shopping center.  
We sold most of the “build to suit” buildings  to anchor tenants like
Lowes, Longs, and Farmer Boys.  We are currently holding two
pads for lease or sale. One pad has been leased to Discount Tire.

4. Grace Temecula Calistoga Office Park, Temecula, CA
Grace Temecula Business is located in the greater Temecula
area, and consists of 3 office buildings totaling approximately
50,000 square feet. There is an approximately 8,200 square feet
with panoramic views still available for lease or sale.
















5. Country Club Medical/Dental Plaza, Chino Hills, CA
Chino Hills Medical/Dental Plaza is a 29,902 square foot
medical/dental plaza located in an affluent community.  There are
total 17 units in the plaza. It will be completed in late November,
2009. There are currently two units in escrow.

















6. Sands RV and Golf Resort, Desert Hot Springs, CA
The Sands RV & Golf Resort is a beautifully maintained 509
space senior park in Desert Hot Springs. The park is minutes
away from Palm Springs with spectacular views of the mountains.
This area is the best vacation in the Southern California with mild
temperature in the Winter and Summer which allow many
residents to make the park their all year residence. Sands RV is
an approximately 74 acres resort with a 9 hole”Executive” golf
course.

7. Zion Aseptic, Corona, CA
Zion Aseptic is the principal investor of Aseptic Solutions USA in
Corona. Aseptic USA is a state of the art aseptic beverage
bottling plant designed to manufacture a better lasting and longer
lasting product  which is capable of keeping beverage safe, fresh
and flavorful for over one year without refrigeration or
preservatives. The company’s anchor customers are Redbull,

1. Rancho Cucamonga, CA
Foothill Haven office and shopping center is pending due to
challenging market conditions in the greater inland empire. We
are holding this prime project until the sufficient demand returns
to the market.
